IRRIGATION WATER DISTRIBUTION FOR THE REDLANDS VILLAGE SUBDIVISION

A:  WE RECEIVE OUR IRRIGATION WATER FROM THE COLORADO RIVER, VIA THE REDLANDS FIRST LIFT DITCH, WHICH IS OWNED & MAINTAINED BY THE REDLANDS WATER & POWER COMPANY.  THE REDLANDS FIRST LIFT DITCH IS APPROXIMATELY ELEVEN MILES LONG, AND HAS A GRAVITY FLOW WITH 127.5 FT OF LIFT.  IRRIGATION WATER ENTERS THE RVDC IRRIGATION WATER SYSTEM VIA A HEADGATE IN THE REDLANDS FIRST LIFT DITCH, SOUTH OF HIGHWAY 340, JUST EAST OF BLEVINS ROAD.  FOR MORE INFORMATION ON HOW WATER IS DELIVERED THROUGH OUR SYSTEM, PLEASE REFER TO OUR ABOUT PAGE.

Q:  WHY DOES RVDC COLLECT AN ANNUAL SHAREHOLDER FEE?

Q:  WHEN IS THE IRRIGATION WATER TURNED ON/OFF?

Q:  WHO PAYS FOR SYSTEM MAINTENANCE?

A:  A RESERVE FUND IS MAINTAINED FROM THE BALANCE OF ANNUAL SHAREHOLDER FEES COLLECTED, FEES PAID TO REDLANDS WATER & POWER COMPANY, AND OTHER BUSINESS EXPENSES DESCRIBED ABOVE.  RESERVE FUNDS ARE UTILIZED TO EFFECT MAINTENANCE ON THE RVDC SYSTEM ON A 'CASH & CARRY' BASIS.  OVER TIME, SOME EMERGENCY REPAIRS HAVE COST UPWARD OF $10,000-$12,000.  IN THE EVENT THAT A MAINTENANCE ISSUE WILL COST MORE THAN THE RESERVE FUND CAN ALLOW, A SPECIAL ASSESSMENT MAY BE MADE TO THE SHAREHOLDERS TO COVER THE EXPENSE.

MAINTENANCE THAT IS REQUIRED OUTSIDE OF THE RVDC SYSTEM (i.e., REPLACING PUMP OR FILTERS ON A SHAREHOLDER'S INDIVIDUAL IRRIGATION SYSTEM) IS THE SOLE RESPONSIBILITY OF THE RESPECTIVE SHAREHOLDER.

A:  THE TYPICAL IRRIGATION SEASON IN WESTERN COLORADO RUNS FROM MID-APRIL TO MID-OCTOBER.  IN THE SPRING (MID-MARCH), WE WILL RECEIVE NOTICE FROM REDLANDS WATER & POWER COMPANY AS TO WHEN THEY WILL BE PUTTING WATER IN THE IRRIGATION DITCHES.  ONCE THE WATER CHARGES THE DITCH & SYSTEMS UPSTREAM FROM US, AND FREE FLOWS PAST OUR HEADGATE TO CLEAR ANY REMAINING DEBRIS, WE WILL INITIATE THE CHARGE OF OUR SYSTEM BY OPENING THE HEADGATE.  WE'LL POST NOTICES OF DATES FOR WATER ENTRY ON THE ANNOUNCEMENTS SECTION OF OUR HOME PAGE.  


THROUGHOUT THE SEASON, AS MAINTENANCE IS NEEDED, PERIODIC SHUT-OFFS MAY BE REQUIRED.  WE WILL ALSO POST THESE SHUT-OFFS ON THE ANNOUNCEMENTS SECTION OF OUR HOME PAGE, AS WELL AS WHEN WATER SERVICE IS AGAIN AVAILABLE.


IN MID-OCTOBER, WE WILL CLOSE THE HEADGATE, AND OPEN THE DRAIN OUTLETS AT THE NORTH END OF THE SUBDIVISION.  RESIDUAL WATER WILL REMAIN IN THE SYSTEM AS IT DRAINS BY GRAVITY FLOW OR USE.  PRIOR TO SHUT-OFF, WE WILL POST THE ANTICIPATED DATE OF HEADGATE CLOSURE ON THE ANNOUNCEMENTS SECTION OF OUR HOME PAGE.

A:  THE ANNUAL SHAREHOLDER FEE IS COLLECTED TO PAY THE REDLANDS WATER & POWER COMPANY TO DELIVER THE ANNUAL SHARES OF WATER TO OUR HEADGATE.  THE BALANCE OF THE FEES RECEIVED ARE UTILIZED TO MAINTAIN OUR WATER DELIVERY SYSTEM, PAY FOR UTILITIES (TO OPERATE PUMPS AT THE IRRIGATION POND), DITCH RIDER SALARY, BOOKKEEPING FEES, INSURANCE, AND TO MAINTAIN A RESERVE FUND.
